The first important step in selling your home is getting an accurate house valuation. We’ve spoken before about our belief in being realistic – we won’t undervalue to secure a quick sale but we won’t hedge our bets and hike the price either if it means it’ll languish on the market for months.

While we invest in brilliant photography to showcase a property to its best advantage, present the properties in our charge on a whole range of portals and use social media to reach a wide audience, we also believe there is nothing more important than personal service.
We don’t believe in pushing any buyer at any property just to secure a sale – we want to connect the right buyers with the homes that best suit their needs to ensure that every party is happy, and as such we have a list of potential buyers on our books with very specific requirements should the right opportunity arise – and as you can imagine, we have a list of discerning buyers in Solihull just waiting for their dream home to land!
Take this example: one of our vendors was feeling despondent and disappointed, having gone a significant way through the process of selling their home before, only for the buyer to pull out of the sale at the last minute. Keen to avoid a repetition of this disappointment, they instructed us on the sale with the caveat that any prospective buyer needed to be genuine and motivated.
Further to our valuation, we invested in top-notch photography, and involved the social media team to engage with would-be buyers, resulting in significant viewing enquiries, but we went one step further, tapping into that treasured list of contacts because our selling antenna had been prickling throughout…one buyer had immediately sprung to mind and the property ticked every one of the boxes on his dream home list of requirements.
Having highlighted the property to him, we arranged a viewing, immediately followed by a series of other viewings of the property in order to demonstrate the level of competition for it.
As we thought, while our other potential buyers were keen to purchase, our earmarked contact was taking no chances in losing out on his dream home and the sale was secured within 48 hours of the property hitting the market!
